What is a Window Well?

Window wells are found on the outside a home. They are on all windows installed at/or below ground level. Window wells are a semi-circular excavation that separates your window from soil. 

 

Window wells are connected to your weeping tile system, which is found along the footing of your home. The weeping tile system stops the water from accumulating or flooding your window wells. As water drains into the weeping tile system it is directed away from the home where it is removed via a storm sewer or a basement sump pump.

Remember, a good window well should hold back soil by creating a rigid barrier.

Why Does my Window Well Pool with Water?

There are multiple causes for pooling water in a window well, but the most common issues are improper drainage and clogs. Pooling water may seem harmless, however, the longer water sits in the window well the greater the opportunity for water to seep through the foundation wall or window frame.

 

If water is leaking into your basement it usually means your window wells are having drainage issues. Before replacing your window, double-check that your window wells are draining properly. If they are not, try removing all the unwanted materials (leaves, sticks, and mud).
