Thousands of Toronto homeowners deal with basement cracks and basement leaks each year. Basement water damage in Toronto homes is common because of its fluctuating weather and intense winters. By combining these two factors many basement foundation walls crack under the pressure, allowing water to seep into your home.
Similar to many other homeowners, we try to fix issues around our house ourselves before spending money and calling in an expert. We have found that this method works for certain property repairs however, 9 out of every 10 DIY foundation waterproofing or basement waterproofing methods are a bandaid fix (short-term leak prevention). Some homeowners may be satisfied with this short-term repair, however, foundation cracks cause a variety of issues within the foundation of a home, inevitably making future repairs more expensive.
As waterproofing experts who have been serving GTA homeowners for over 30 years, we have met a ton of homeowners that have spent thousands of dollars on band-aid fixes. By continuously trying to solve their leaky basement with temporary methods, they not only spent hundreds of hours labouring and stressing about their basement water leaks, but they also spent the same amount as it would have cost them to hire a professional and install a waterproofing system that lasts a lifetime.
After contacting a waterproofing contractor from the Nusite Contractors Ltd. team. They were provided with a free, no-obligation estimate where we quickly identified and diagnosed their basement foundation leak issues. They were provided with a quote, and their foundation leaks were repaired.
This situation is more common than you think. We understand the desire to fix property issues ourselves before hiring a professional, however, if you are looking to save money, time, and effort, getting that small leak repaired now will cost a lot less than waiting to get it fixed next year.
How much does it cost to fix water leaks in my basement?
Contrary to popular belief, waterproofing can not be accurately priced without an inspection. Whether examined in person or in pictures, a waterproofing contractor or foundation contractor will need to see your foundation crack or basement foundation leak symptoms to price a repair.
To break the cost down even further, there are two methods to waterproof the basement foundation of your home. The first and best method is exterior waterproofing (also known as external waterproofing) and the second method is interior waterproofing (also known as internal waterproofing). Each method is priced differently, however, you may be able to get a rebate for the installation process, if you install a sump pump or backflow valve.
How much does it cost to waterproof the outside of my home?
Exterior Waterproofing is the best method of waterproofing. Even though it is a little more expensive than interior basement leak repairs, exterior waterproofing systems protect the concrete foundation of a home, maintaining its strength.
There are many factors that are considered when pricing waterproofing solutions for the outside of a home. The waterproofing cost will be determined by; the condition of the foundation wall, the foundation wall material (concrete block, poured concrete, etc), site access, foundation wall length, foundation wall height, excavation needs, the amount of sub-grade windows, and more.
On average the exterior waterproofing cost will range between $100 to $200 per linear foot. This price will be determined by the site conditions listed above.
How much does it cost to waterproof the inside of my home?
Interior Waterproofing is a great alternative to exterior waterproofing and is commonly used if exterior waterproofing is not feasible or safe.
We actually like to refer to interior waterproofing as a "water management system" and not a waterproofing system. The reason for this is because interior waterproofing does not stop water from entering your foundation wall, but instead it collects and redirects seeping water back outside your home.
The interior waterproofing system uses a waterproofing membrane (dimple board), weeping tile, and a sump pump and does a great job at maintaining a dry basement. An Interior waterproofing system may be able to be installed in a finished basement, however, stud walls will need to be removed and an 18" channel will need to be dug on the floor along the basement foundation walls.
The factors that affect the cost of interior waterproofing include; the condition of the foundation wall, the foundation wall material (concrete block, poured concrete, etc), basement floor materials, site access, foundation wall length, foundation wall height, excavation needs, sump pump systems, and more.
On average the exterior waterproofing cost will range between $65 to $100 per linear foot. This price will be determined by the site conditions listed above.
How to save money when waterproofing my basement?
Many homeowners are unaware that the City of Toronto offers a rebate for the installation of a sump pump and backflow valve.
The purpose of the rebate is to protect homes during heavy rain flow and overloaded sewer systems. By taking advantage of their rebate program and inserting a sump pump system in your home you will eliminate the opportunity of a basement flood, saving yourself money, time, and stress.
The City of Toronto offers homeowners of single-family, duplex, and triplex homes a subsidy of up to $3,400 per property to install flood protection devices. The work eligible for their waterproofing subsidy includes:
Installation of a backwater valve.
Installation of a sump pump.
Severance and capping of a home’s storm sewer or external weeping tile connection
