How Long Does It Take to Lower a Basement?
The two main questions we receive from homeowners are (1) how much does it cost to lower a basement, and (2) how long is the basement lowering process? These may seem like simple questions, however, the cost and project length, depend on the underpinning work to be completed.
The underpinning process (also known as basement lowering) is not a simple one-step project, it is a large task that includes; the foundation support and lowering process, basement floor installation, floor drain installation, insulation, stud wall partitions, waterproofing, reinforcing the foundation, laundry room replacement, and the occasional basement walkout.

Methods of Underpinning
There are several different underpinning methods that can be used to lower a basement, making it very important to contact a basement lowering/ underpinning professional. The correct method to lower your basement depends on the foundation (material), soil type, height (additional depth desired), and your underpinning budget.
You can dig a basement as deep as you please, however, the deeper you go, the higher the price. If you’d like to increase the height of your basement by more than eight feet then your foundation walls may need to be reinforced. That being said, before you start the underpinning and basement lowering process, drawings and permits need to be acquired.
In most scenarios, the structural engineer will take care of the drawings and permits. Obtaining permits can take two or more weeks. The cost of the permits depends on the linear footage, drain and plumbing permits.
Finding a Qualified Underpinning Contractor
It is very important that you find a licensed contractor, who is insured for underpinning work. Since underpinning isn’t covered by a company’s general liability insurance. Be sure you ask and view a copy of your contractor's underpinning or basement lowering insurance certificate. Their Insurance should be $2 million or more. The insurance should also include your name and address. We recommend asking for references and a portfolio of previous work.
How Long Does Underpinning Take To Complete?
Since the underpinning process includes the removal and uncovering of your buried foundation, there can be unforeseen issues along the way (especially in older houses). If an unforeseen issue arises during your basement lowering project, additional time may be needed. A typical underpinning job usually takes four to six weeks to perform. That being said, that timeline doesn’t include the finishing work.
Other factors that can influence the length of the job include the specific site conditions and engineering details. Examples of specific site conditions include the installation or moving of water lines, water meters, electrical panels, HVAC systems, and basement stairs that may need to be rebuilt or extended.
